Wilson Lake Inn – Rental Agreement & Lodging Terms
This Rental Agreement outlines the terms, conditions, and policies governing all stays at Wilson Lake Inn, located at 183 Lake Road, Wilton, Maine. By booking a reservation, checking in, or occupying a guest room, you agree to comply with all policies listed below. These terms apply to all guests, extended‑stay occupants, contractors, corporate guests, and visitors.
1. Reservation, Payment & Cancellation Terms
1.1 Guaranteed Reservations
All reservations must be guaranteed with a valid major credit card. Guests must be 18 years or older to reserve or check in. Your credit card guarantees your stay but is not charged until arrival unless otherwise stated.
1.2 Cancellation Policy (Direct Bookings)
- Free cancellation until 72 hours before arrival (hotel time).
- Cancellations made inside 72 hours will be charged the full reservation amount plus taxes.
- No refunds for early departures.
- A cancellation number must be obtained and retained for your records.
1.3 OTA Bookings (Booking.com, Expedia, Trip.com, Hopper, etc.)
Reservations booked through online travel agencies follow the cancellation policy displayed on that platform at the time of booking. Some OTAs apply a 7‑day cancellation window or 72‑hour promotional window. Inside those windows, the full reservation amount may be charged.
1.4 Airbnb & VRBO
Cancellations follow the policy selected on those platforms. Guests must review the terms shown at booking.
1.5 No‑Show Policy
Failure to check in on the scheduled arrival date will result in a No‑Show charge equal to the full reservation amount plus taxes. The reservation will then be cancelled.
1.6 Group Reservations / Room Blocks
Group or room‑block reservations must be cancelled six (6) weeks prior to arrival. Cancellations after this date may be charged the full reservation amount for each room reserved.
2. Check‑In, Check‑Out & Registration Requirements
2.1 Check‑In
- Check‑in time: 3:00 PM
- Early check‑in based on availability; guaranteed early check‑in may require pre‑registration and payment.
2.2 Identification & Payment
Guests must present:
- Valid government‑issued photo ID
- Valid major credit card (Visa, MasterCard, American Express, Discover)
2.3 Pre‑Authorization
A pre‑authorization hold for the full stay amount plus tax is placed on your card at check‑in. Banks may take 3–30 days to release unused holds.
2.4 Check‑Out
- Check‑out time: 11:00 AM
- Late check‑out may incur additional charges.
3. House Rules & Property Policies
3.1 100% Smoke‑Free Property
Smoking, vaping, marijuana, e‑cigarettes, hookahs, incense, candles, and essential oil diffusers are strictly prohibited in all rooms and indoor areas.
Violation results in a $300 restoration fee and immediate eviction without refund.
3.2 No Hair Dye
Hair dye use is prohibited in all guest rooms and bathrooms due to permanent staining risks.
3.3 No Cooking (Except Studios & Suites)
Cooking appliances are prohibited in standard rooms. Studios and Suites include full kitchens.
Prohibited items include:
- Hot plates
- Toaster ovens
- Rice cookers
- Open flames
- Grills
- Heating appliances
Violation results in a $300 restoration fee.
3.4 No Pets
Pets are not permitted anywhere on the property.
Unauthorized pets will result in a $300 restoration fee and eviction without refund.
3.5 Service Animals
Service animals must remain under control and may not be left unattended.
3.6 Quiet Hours
Quiet hours are 10:00 PM – 9:00 AM.
3.7 Visitors
- No visitors after 10:00 PM.
- Visitors must be accompanied by the registered guest at all times.
- Visitors may not use guest amenities (dock, kayaks, boats, Wi‑Fi).
4. Housekeeping & Extended Stay Policies
4.1 Standard Housekeeping
Daily housekeeping is provided between 8:00 AM – 2:00 PM.
Rooms are inspected daily to ensure compliance with non‑smoking and no‑cooking policies.
4.2 Extended Stay Housekeeping (7+ Nights)
For stays of seven (7) nights or more:
- One (1) full clean per week
- One (1) partial clean per week
- Towel exchanges included at no charge
- Additional cleanings or linen changes available for a fee
4.3 Early Departure
No refunds for early departures.
5. Safety, Conduct & Right to Refuse Service
5.1 Right to Refuse Service
Wilson Lake Inn may refuse service, refuse admission, or remove any guest without refund for:
- Failure to pay
- Disorderly or disruptive behavior
- Disturbing other guests
- Unlawful activity
- Possession of hazardous materials
- Damaging property
- Exceeding room occupancy limits
- Refusing to comply with hotel policies or staff instructions
5.2 Maximum Occupancy
Occupancy limits are strictly enforced based on fire code.
5.3 Firearms & Weapons
Firearms must be unloaded, secured, and stored properly. No firearms or weapons are permitted in public areas.
5.4 No In‑Room Parties
Parties, gatherings, or noise disturbances are not permitted. Violations result in eviction without refund.
6. Liability, Lost Items & Damages
6.1 Damages
Guests are responsible for any damage, missing items, or excessive cleaning required.
6.2 Lost & Found
Items left behind are held for 14 days. Shipping costs plus a $10 handling fee apply for returned items.
6.3 Personal Property
Wilson Lake Inn is not responsible for lost, stolen, or damaged belongings.
7. Rates, Discounts & Tax Exemption
7.1 Rates
Rates are based on occupancy and do not include 9% Maine lodging tax. Rates may change without notice.
7.2 Discounts
Wilson Lake Inn does not offer AAA, AARP, government, or membership‑based discounts.
7.3 Tax Exemption
Valid exemption documentation must be presented at check‑in.
8. Agreement Acceptance
By booking a reservation, checking in, or occupying a room at Wilson Lake Inn, you acknowledge and agree to all terms listed in this Rental Agreement.
